Sheriff sales are held in person in Doylestown
The county says Sheriff's real estate sales take place on the second Friday of each month at 11:00 AM in the Commissioner's Meeting Room of the Administration Building, 55 E. Court Street, Doylestown, with registration starting at 10:00 AM. Bidders register in person with photo ID and proof of funds in cash or certified check, and the county's FAQ says a winning bidder's balance is due at the Sheriff's Office within 10 calendar days. The Sheriff's deed is processed about 60 days after the sale. Properties are not open for tours, and the county says the buyer takes the house as is. The plaintiff's attorney can stop a sale in writing, and its procedures page says a sale may be continued or postponed twice within 130 days before further postponements need a court order. The Sheriff's office is at 215-348-6124, with a Levittown satellite office at 215-348-6130.

Tax Claim Bureau: upset and judicial sales run online
Unpaid real estate taxes go to the Tax Claim Bureau, 55 E. Court Street, 5th Floor, Doylestown (215-348-6274). The Bureau says the upset sale is held in September of the second year after the original tax bill, with a continued upset sale and a judicial sale each December. The county says these sales are conducted virtually through GovEase. The Bureau's FAQ says it can sell a property if the lien stays unpaid after 18 months, that it accepts partial payments in any amount without a written plan, and that it accepts payment from any party in interest named on the deed. Owners can still pay up to the close of business on the day before the sale. If you are close to that window, a private sale that clears the taxes at closing may be worth comparing with waiting. Ask a local attorney how your liens would be paid.
Inherited houses and the Register of Wills
When the owner has died, the Register of Wills handles the paperwork before a house can usually be sold. The office is at 55 E. Court Street, 6th Floor, Doylestown, open Monday to Friday 8:00 AM to 4:15 PM, main lines 215-348-6264 and 215-348-6254, and the county says it conducts both virtual and in-person appointments. Its page says the Register probates wills, appoints administrators when there is no will, and collects Pennsylvania inheritance tax as the Commonwealth's agent. There is a Levittown satellite office at 267-580-3585 and a Quakertown office open Thursdays at 215-348-6266. If the deed still carries a deceased relative's name, ask an estate attorney which letters you need before signing anything.

Resale inspections: Bristol Borough and Doylestown
Bucks County has no single resale rule, so the town controls what a seller faces. Bristol Borough's code (Part 5, Change of Ownership or Occupancy Inspection) requires a certificate of approval before a change in ownership, with immediate family transfers exempt. Applications go in at least 30 days ahead, the inspection is to happen within seven business days of a complete application, and one reinspection within 30 days is free. Violations must be fixed first, or the purchaser may assume them on the condition that they are corrected within 30 days of the report, though safety violations must be corrected before the ownership change. Doylestown Borough's code requires an occupancy certificate on sale, with a temporary certificate for minor violations and a temporary access certificate for substantial ones. It gives buyers 12 months to correct violations. Fees are set by each council's resolution.
Resale inspections: Falls, Bristol Township and Bensalem
Falls Township's code (Chapter 138) says a new owner must have these certifications before moving in: heating system, NFPA 211 Level 2 chimney and flue, sewer lateral, electrical panel, and a residential safety form covering smoke and carbon monoxide detectors and building numbers. Bristol Township's building department says permits are required for use and occupancy changes, and its fee schedule lists a residential change of occupancy at $100 under resales, with a $40 second inspection. Bensalem posts a Use & Occupancy Residential Resale application, with the fee collected at submittal; the township lists 2400 Byberry Road and 215-633-3600. Call the township before you list.
